You’ve prepared your home, welcomed showings and waited for an offer. Then one arrives below your asking price.
It can feel disappointing, especially when you’ve invested time, money and care in the property.
Before deciding how to respond, take a moment to review what the buyer is actually proposing. A lower offer can be the beginning of a useful conversation, even if the first number doesn’t work for you.
Compare the offer with recent sales
Start with the evidence.
How does the proposed price compare with similar homes that have recently sold? Are those properties in comparable locations and condition? What other homes can buyers choose from today?
An offer below your asking price may still be within a range supported by comparable sales. Alternatively, it may fall well below that range. Understanding the difference helps you respond with confidence.
Review the complete package
Price matters, but it’s only one part of the offer.
Consider the proposed closing date, deposit, conditions, deadlines and included items.
For example, a buyer whose closing date fits your next move may offer practical value. Another buyer may propose a higher price but require a longer conditional period.
Neither offer is automatically better. The question is how each set of terms fits your priorities and circumstances.
Look carefully at conditions
Financing and inspection conditions don’t automatically mean a buyer isn’t serious. They may be reasonable steps in the buyer’s decision-making process.
Review what each condition requires and how long it lasts. If the purchase depends on the buyer selling another property, discuss that additional uncertainty with your agent.
A deposit also deserves attention, although it isn’t a guarantee that the transaction will close.
Consider a counteroffer
You don’t have to accept the buyer’s opening proposal.
A counteroffer can address price, closing date or other terms. It gives both sides an opportunity to find common ground, while carrying the possibility that the buyer declines.
Before responding, decide which terms matter most and where you have flexibility.
Keep your next move in focus
The right decision depends on your timeline, the property’s supported value and your available alternatives.
When selling a home in Ottawa, Orléans or Rockland, a thoughtful response can help keep negotiations productive and reduce emotional decision-making.
