Is 2026 a good year to buy or sell

So… Is This Actually Your Year to Buy or Sell?

If you’ve been paying attention to the real estate headlines lately, you probably feel like you’re getting pulled in a dozen different directions.

One article says it’s a great time to buy.
Another says you should wait.
And someone you know suddenly has a very strong opinion about what the market is “about to do.”

It’s a lot.

And honestly, it’s no surprise that so many people end up feeling stuck.

But here’s something I tell clients all the time:
The right time to buy or sell isn’t decided by the market headlines. It’s decided by what’s happening in your life.

It Really Comes Down to Alignment

When people ask me if it’s a good time to move, I don’t start with the market. I start with them.

Because timing usually becomes clear when three things line up.

First, your finances feel stable.
You don’t need to feel rich, but your monthly life should feel manageable. If a surprise expense pops up, it’s annoying, not overwhelming. That sense of stability gives you the confidence to make bigger decisions.

Second, your lifestyle needs are clearer than they were before.
Maybe your home feels too small. Maybe it feels like too much work. Maybe your commute is wearing on you. When you start noticing those little signals, it’s often your life telling you something needs to change.

Third, your motivation feels calm instead of rushed.
The best moves I’ve seen never come from panic. They come from people who feel ready, who have thought things through, and who are moving toward something better instead of reacting to fear.

The Shift From Guessing to Knowing

There’s a big difference between wondering and understanding.

Guessing sounds like, “Maybe we should wait.”
Knowing sounds like, “Here’s what we can afford and here are our options.”

And that clarity is powerful. Even if you decide not to move right away, you stop second-guessing yourself. You stop worrying about every headline. You feel more in control.

It’s Not About Timing the Market

People often think they need to wait for the “perfect” moment. But perfect rarely shows up.

What actually matters more is timing your life.

When your finances are steady, your needs are clear, and your decision feels thoughtful, you’re in a much better position to make a smart move, no matter what the market is doing.

And that’s the part most headlines never talk about.

If you’ve been wondering whether this might be your year to make a move, the best thing you can do is get clear on your situation and your options.

In the full video, I walk through exactly how to know if you’re aligned and what signs to look for so you can move forward with confidence instead of guesswork.
